Know what your MUST HAVES are in a new Apartment
Before you start going out and seeing apartments in person be sure you have a good sense of what you want and need in your new space. There’s somethings we just can’t live without like, in-unit laundry, off-street parking, central air, etc…
Determine if you want to live with roommates or live solo and find an efficient Affordable Studio close to Campus instead. There’s a lot of different factors into deciding your deal breakers but knowing what they are in the slightest will help narrow down your search in the beginning.
Common Deal Breakers
- Proximity to Campus
- Lack of Laundry
- Lack of Parking
- No Pets Allowed
Understand what’s Included in the Rent vs. What’s NOT
The first time away from home and off-campus, understanding what is your responsibility outside from your monthly rent can be very confusing and seem overwhelming. Depending on the apartment there may be heat and hot water included, or maybe just electricity included or none at all! Understanding what is/what is NOT before signing a lease is very important!
In our experience we most commonly see electricity and gas being the tenant’s responsibility as well as cable/wifi if they want or need.
How to find out what’s included:
- Read the Marketing Description Online
- Ask the agent/owner before or during your showing
- Review your lease before signing to make sure it outlines what is/what is not your responsibility

Furnished vs. Unfurnished
Wondering if there’s short-term, furnished, affordable options available for rent in New Haven? That’s a great question, and you’re not the only one wondering!
Given the current state of the world and the unpredictable and ever-changing timelines, short-term and furnished rentals are extremely desirable. Luckily, FARNAM not only offers some furnished short term units but also works in collaboration with Roomunity a Real Estate tech company specializing in this niche market as well!
The pros to renting a furnished unit:
- Less to move
- Logistically less stressful
- Less financial burden

Make sure you know who to contact for property management & how to pay your rent PRIOR to moving in.
When searching for an apartment it’s sometimes difficult to know exactly who manages the property and how you will pay rent going forward. One of the main benefits of working with a Realtor® is that they can help facilitate those questions on your behalf making your move-in process easier.
